9 Steps To Owning

Buying or selling a home?

Purchasing a home intimidates many people, but with a little up-front planning, it's not that difficult. I like to provide buyers with an outline of the entire deal so they understand exactly what they can expect. Here are my nine steps to purchasing a home.

Step 1 – Get ready to purchase a home
Before you begin looking for a home, there are a lot of things you'll want to contemplate. When you begin your search, you'll want to make a checklist of items you want to have, get a feel for what school districts and neighborhoods you want to live in, and start working on your budget. Keeping your mortgage payment less than or around 30 percent of your monthly income is a good rule of thumb to follow.

Step 2 – Contact a real estate agent
This is where I come in. I'd be happy to schedule a time to meet with you and speak with you regarding why you want to buy a home and get an idea of your future plans. We'll talk about neighborhoods, school districts in the Lexington area, the mortgage and housing industries, and any additional economic factors that may potentially affect your buying decision today or in the future.

I'll also help you facilitate the loan process. There are some excellent mortgage professionals in Lexington, and I partner with a lot of them, so you'll be in great hands. They will help you figure out which type of loan is best for you, as well as help you get approved.

Step 3 – Begin your home search
After our first meeting, I'll start searching for houses on the market that best suit you. I'll research most of the homes and remove the bad ones, and then we'll set up appointments to tour the homes when it's most convenient for you.

When we view homes, I'll show you the positive features, as well as negative ones. And I'll ask you to tell us about things you like and don't like. It's common for buyers to change their list of must-haves as we view houses and some things become far more necessary than others. If such is the case, I'll search the listings again and trim it down to the home you've been wishing for.

Step 4 – Understand the housing market
My understanding of the Lexington housing market is an indispensable benefit in your search. I'm conscious of all the schools and neighborhoods, and I can let you know which neighborhoods are "hot" and call for immediate action and others that are "cool" and allow for cautiousness.

As we view houses, I'll be sure to tell you if the seller's list price has room for bargaining or if I believe the house is "priced to sell." When working with an agent, be careful and be sure to ask a lot of questions. Any REALTOR® will convince you they truly understand the housing market. Step 5 – Find the house you've been looking for
I'm positive we'll find your dream home in the Lexington area. When that happens, I'll precisely create your home purchase offer. The offer will be tailored to suit your needs, including a lot of contingencies, such as acquiring financing, completing the inspection, and a clear title.

Let Exit Real Estate Consultants guide you through finding your dream home in Lexington When we present your offer, you'll need to submit "earnest money." This is a cash deposit made to a home seller to secure an offer to buy the property. The amount is often put towards the cost of closing. If the offer is accepted, we should close on the property within 30 to 60 days afterward. This allows ample time for your mortgage financing.

Step 6 – Negotiate
Unfortunately most contracts don't close on the beginning offer, and it's pretty common to receive a counter offer. Don't let this alarm you. We'll consider whether or not to consent to the counter offer, submit our own counter offer, or reject the seller's offer and go on.

Market conditions determine how aggressively we negotiate the deal. We'll also work within your financing budget. And at the end of the day, we'll assemble a contract that's best for you.

Step 7 – Obtain financing
After we sign the final contract, you'll begin working with your mortgage lender to close the loan. If you're already pre-approved, this shouldn't take much time at all, but you'll need to keep in close contact with your lender. And I'll manage all the property information your lender needs to close the loan.

Step 8 – Close the deal
You'll get a Good Faith Estimate (GFE) outlining closing costs from your lender within three days of accepting your application. This estimate is formed from the loan amount. RESPA requirements dictate that it has to contain all closing costs and be within a narrow range of accuracy, and I'll review the estimate and let you know if everything looks okay.

Then it's time to close on your house. This will most often occur at a title company or escrow office and will probably be a smooth and calm event.

Step 9 – Move in
